SPECIAL BUILDER’S SCHEMES !

Although builders are not mortgage lenders they work in conjunction with

our firm and several Lenders to put together schemes to help their buyers.

Examples of these schemes are as follows:

SHARED EQUITY

In these schemes you purchase 100% of your property from

the builder and they retain a second charge for a proportion on your home

that you can repay usually within 10 years. This reduces the amount of

deposit required. These schemes can offer great advantages to both first

and second time buyers as they will often allow you to qualify for lower

mortgage rates because you are borrowing a lower percentage mortgage.

DEPOSIT MATCH SCHEMES

The builder will match your deposit once again – getting you a lower

percentage mortgage and a better mortgage rate. Usually you have to

repay the money to the builder within 10 years, but it is in effect

an interest free loan!

DEPOSIT PAID SCHEMES

Where the builder pays up to 5% of your deposit

and you put in the additional deposit required. These are great deals

and you do not have to repay the funds you have been given. Some Lenders

do not allow these deals and will reduce your mortgage by the Builder’s

incentive, we will arrange your mortgage with Lenders WHO WILL ALLOW

THE DEPOSIT

MORTGAGE SUBSIDY SCHEMES

The builder provides you with a monthly

mortgage subsidy to help reduce you payments for the first year or

two of your mortgage. Once again these are great schemes and you

never need to repay the subsidy.

All of the above schemes have to be approved in advance with the

mortgage lenders and we will make sure your application is directed

to a lender who has approved the scheme in advance.

Limited Availability

Remember that these deals will not always be available and we can

check with the Builder you are buying from exactly what deals they

have at present. These deals are strictly limited and at the

discretion of the builder.

Your home may be repossessed if you do not keep up repayments on your mortgage
